i have started investing in Memphis since last july and experience has been great. i own california property as well and we are talking of two different markets.  and in both markets, you will have to buy right.

Insure your income property to 300k with a landlord protection policy. Invest in an umbrella of one to two million. that should cover you nicely

i have umbrella thru United States Liability Ins Co out of Baltimore MD

home and auto liability limits are at $300k

rental properties insurance is thru rhett parker at state farm with $1 million liability and $3000 deductible.

One of the best places to buy and hold Though $170k is a high price point Even for $1600 potential rent. Since it is vacant you don't know what it will rent for @alex Craig @chris clothier can give advice

Sarah Lam My real estate journey started in 2006. All four investments in San Diego became upside down. I persevered with negative cash flow till 2016 and sold them all at a profit. Also a big write off due to sale that turned into a big refund. IMO as long as it's a calculated risk, it pays off in the end
