I would pause on OOS investing Unless  you have plans to scale up to five or ten properties in a two year period. You will need to go at least twice  a year to visit your properties and meet your PM. 

its not entirely passive.

i agree with @Matt R. and @Jay Hinrichs to do your due dilligence on the turnkey providers. 

IMHO its not too difficult to source a realtor and put it under PM on your own.

Otherwise you can source in san bernadino and riverside counties and bet on the appreciation play locally

Prices in OOS markets are the same as they were in 2006 so be careful...

As a fellow investor in southern ca, my advise is that out of state route is good if you can scale to 10 or 15 properties rapidly. if you are only interested in two to three rentals, save these downpayments and invest in area two to three hours away from bay area like bakersfield, fresno, sacramento, patterson city etc.

Its not worth your time and hassle with pm companies for two to three rentals in out of state scenario.

i can still find decent cap rates within area two hours away from los angeles in multi family 

my two cents...

Cordova has performed well in our portfolio of sfrs. collierville is a great neighborhood but cap rates are lower. 

bartlett is another great rental area. I am not familiar with Oxford Ms, but Southaven. Olive branch and Hernando are performing well

A turnkey property usually means a small punch list and not a new roof

Memphis can yield you good cash flow. Some great b plus neighborhoods in the 90k range
