Public records contain only Convictions, not allegations or filing of cases. If you want it to be seen in the future, you must carry thru to the Judgment is filed.
Point (2). I use Cash for Keys as a shortcut to gain possession and reduce damages. Several here see that as extortion and/or betrayal of future landlords, and they do have a point. But it's my property/business and when C/K works, it's cost and time efficient.
If you are willing to offer C/F, do it immediately before filing the UD and entice the tenant buy explaining the consequence of the UD on his/her record.
If I file UD, and then we reach a mutually beneficial settlement, will the UD show on his record?

Once I file Unlawful Detainer, it will show on his background check right?
My thinking is that if I escalate too fast, he will have nothing to lose and then be more inclined to vandalized my house.
Whereas if I hold off on filing Unlawful Detainer, I can threaten to file it and use the threat to reach an ideal outcome where he moves and and doesn't trash my place.

I have a problematic tenant that I want out as quickly and cleanly as possible. I have sent him 3 day notice, and he has not payed or moved out.
Should I offer cash for keys prior to filing unlawful detainer?
Or after I file unlawful detainer?

Technically you would have a cash for keys written contract, so he could go after you in small claims for flaking.

No idea what other landlords are doing since rent contracts are not public information. Our whole busy street consists of apartment complexes, and there are currently no vacancies in other buildings so I can't see what the market rent for noisy units is.

I'm trying to price the rents for my apartment building right now. It is on a busy street, but the lot is long and skinny so the units closer to the back of the lot are quiet while the front unit is very noisy.
All my units are 1br/1ba, and I've successfully rented out one of the quiet units for $1250/mo. How much should I expect to get for the noisy front unit?

I am looking at a Los Angeles SFR, and it is owned by Bank of America. Apparently a squatter has been living in the house for the last couple years, and they are unable to kick him out.
How is it possible for a squatter to dodge eviction for so many years???
What are my risks if I buy this house? My logic is that if even BoA can't kick out this squatter, then I am not going to be able to either.
Any thoughts?
