I have some applicants with low income, but they say their mom has good income and can cosign. Should I allow cosigners?

Just get 12mm. It doesnt cost much more anyway. LABOR is whats expensive, not the material.

Dude how can we judge these tenants if you don't tell us about their income, job, and credit? You only gave us 1 piece of the puzzle.

I am renting out my house, and noticed a few tenants put N/A on the application form where it asks for their checking / savings account.

Aren't checking accounts free to open? What does a lack of bank account say about the tenant?

Based on the 3x rule, should I be requiring their GROSS income to be $7200/mo? or their after-tax income should be $7200?

I am trying to rent out my house right now.

If I offer Realtors a "finder's fee commission" for helping me land a tenant, would that make my house rented out faster?

I bought a cheapo bathroom sink from Home Depot, and noticed that the sink lacks an overflow drain. So if someone depresses the drain plug, water can fill up and flood the bathroom.

Is there a way to lock the drain plug so that it cannot be depressed?

If you manage your property by yourself, you will still be named in your lawsuit whether you have an LLC or not.
