The dangers of mold are greatly exaggerated by personal injury lawyers and mold remediation companies. Mold is everywhere and you and I are breathing in millions of spores every minute. 

As long as the moldy area is less than 5ft by 5ft, you just replace the moldy drywall and replace the framing if it is so moldy that it is rotten. Like someone said above, if the framing is just a little moldy, just scrub it off with Moldex and seal it with Kilz. Whats important is that you find and fix the leak that was causing the mold in the first place. Otherwise the mold will eventually come back.

If you hire a professional mold remediation company, all they do is replace drywall and spray Moldex everywhere. Then they use HEPA air scrubbers so that when they take an air sample of your room, it will show a lower concentration of mold spores than before.

Yaeh I know about Craiglists, Zillow, Trulia, etc, but the Realtor claimed that "95% of all tenants come in via MLS."

I am trying to rent out my SFR for $3000 right now. My plan was to take pictures and post it on Postlets (which in turn posts it on Zillow, Triulia, Craigslist, etc) and do the screening myself

However, my Realtor kept saying that he can get better results because he has the ability to post it on MLS. He wants to charge a fee of 5% of my 1 year lease, which is $1800. He said $900 will goto the buyers agent and $900 will goto him.

Is my Realtor BSing me? does getting a rental listed on MLS really make a difference?

Buyer's agents are going to be replaced by discount agents who just process paperwork and like Redfin. Everyone will just browse houses online and schedule viewings online either with discount agents or directly with seller agents.

Sellers agents are here to stay because selling a house has a lot of esoteric paperwork, health and safety codes, staging, open house, etc.

$2k for an LLC is ripoff. It should be more like $500

How come everyone here seems to like Sherwin Williams? What if I get the equivalent-color Behr paint from Home Depot?

I hate this color that the previous owner painted this bathroom. 

What color would you guys repaint it? If it matters, I am planning to rent it out, not flip.
