 Wouldn't put white in a rental if you paid me to.

White tells a tenant that its a blank canvas and they can do whatever they want. Which they will.

Chose builders beige, mid tint for living areas, light tint for the bedrooms, and then for the bathroom, corridor and kitchen decide whether these are bright or dark rooms and use accordingly.

Valspar 2000 (used to be called contractor paint) from Lowes.

 Dude Navajo White isn't white. its more like ivory-beige.

I see that a lot of landlords like Navajo White, but every brand has their own color. Benjamin Moore is very light. Behr is kinda yellowish. Scherwin Williams is in between. Which one is the best for rentals?

Right now I have a tub/shower that uses shower curtains.

How much would it cost to install a glass shower door like the one in the picture below? I just want the cheapest door they sell at Home Depot, nothing fancy.  How much should I expect to pay?

I am looking at some properties a few blocks away from a freight train track. Does anyone know how close is considered too close where it would start to hurt the resale value of the property?

Obviously a property 500ft away is gonna have crummy resale value. But how about 2500ft?

Summer is approaching and I am starting to think that having a window AC for my room is better than turning on the central air and wasing so much electricity.

Can you guys recommend an AC that is QUIET and cheap? That is my primary criteria

Try Rentometer to price your rent. Just looking at whats on the market right now is inaccurate, because all the cheaply priced units already got rented out and are off market.

No tax benefits. And as someone above said, the asset protection of LLC is overhyped by lawyers and gurus. Landlord insurance and not doing negligent stuff is the first line of defense. If you have just 1 SFR, just keep it under your own name for now.

So I'm trying to rent out a place right now, but the applicant is a senior citizen and doesn't have Internet, doesn't have cell phone, and I'm pretty sure doesn't know how to use a computer.

Sites like MyRental.com and SmartMove.com all require the tenant to authorize their credit check by email.

In my situation, what do I do?
