I am currently seeking rehab deals for single family homes or town homes in the Johns Creek, GA area - more specifically, in the Johns Creek High School district. Purchase price up to 150K. I'm also open to lots. This is for a cash buyer who is relocating to Georgia and hot on the Johns Creek area. He wants to buy a home that needs work and get it renovated the way he wants it. Thanks!

One thing that I've learned as an entrepreneur is that you have to manage people for who they are and the skills they have. Maybe your brother and your father do not have 'owner' or 'upper management' aspirations or capabilities, but that's fine. Figure out what their strengths are and utilize them accordingly within your organization. You cannot instill an entrepreneur spirit inside of someone who doesn't have it. A lot of people prefer to just work 9-5 and come home to a couple of cold beers, but they can be some of the most important pieces to your business. You don't have to sell them on your dream, just sell them on theirs; then incorporate their dreams in order for your to fulfill yours.

I've never used this site before, but I hear postlets.com is a zillow owned company where you can list homes for sale if you're not an agent. I know some wholesalers who use it, and it posts the listing on zillow, trulia, and a couple of other listing sites. If it's good enough of a deal, you should maybe try.

The most accurate info will more than likely come from the MLS. It's best to find a good realtor who will forward you updated MLS info everyday based on your criteria. It's easy for them because the process is automated. But make sure you hold up your end of the bargain by allowing that realtor to represent you when it comes to submitting an offer that came from their MLS forwarding.
Out of the listing sites, redfin is usually the most accurately updated.
When looking for property information, I like to type addresses into Trulia because they have a section where they scrape the most recent public records for the respective property.

I just realized that I made an error in pricing when I posted. My ARV is actually 270K, the realtor's CMA 250K, and the HML is 185K. With these numbers, are your opinions still the same?

I would suggest adding "driving for dollars" to the list. Drive around and identify vacant/overgrown homes. After you record the addresses, look through the public records for owners. Send a mailer to both the vacant house and the address that the owner is currently living in. 2 weeks later, send another mailer. If no response after two more weeks, use a tool to find their number, and either hire a call center to place the call or make the call yourself. I've gotten some good leads that way
