I had a similar situation I involved the attorney and asked them to send an email to the city reps as what the county is doing is not legal and then it was quickly resolved. Basically, they can't ask you to pay for the water bill if it was in your tenant's name. Good luck

Hi @Prachiti Kore welcome to BP Forums. 

I have several rental in midtown. Atlanta midtown is great when it comes to rentals as in finding quality tenants is easier and its easy to rent out etc. 

However, it really depends on what kind of asset you are looking to buy. If its a condo then its not worth it as the entry point is too high and HOA expenses will eat into your cashflow. Additionally, the entry price to buy in Atlanta mid-town is high especially when you are looking at SFR's and Multi-Family. You can still find good deals in Midtown however, it depends on your overall strategy, risk appetite, holding period etc.

If you are starting out then I would look to get a SFR closer to downtown Atlanta in around Mechanicsville (prices are lower relatively speaking), Pittsburgh, Peoplestown or look properties closer to Bankhead where Microsoft purchased a site for its campus. Ideally, if its your first deal or so focus on the deal itself and the value it provides in terms of your financial metrics.

It makes no difference. The attorney will order the title work and as part of closing you get title insurance. The attorneys reprsent the lender unless a cash transaction. Good luck

Hi Jen,

Cost is high. Standard window would be around $185-$200 ish. Plus about $75-$150 / window install depending number of windows. Look for a good framer. Good luck

2. Experience - Good/Fair

3. For Real Estate Sales Persons license - Yes content is sufficient and prepares you well. For Broker Exam - Not really 

4. GAMLS is good all schools for the most part use the same online course. In person school also check out Barney Fletcher school
