Please don't close without a CO it seems you may even have final building inspection that needs to be passed. Please don't rush to close. Your loan officer will request for a  CO if you plan on closing the property. I don't see the point of risking and trying to close without a CO. I understand its a hassle to call inspection..however, if you call before 4 you should be able to schedule building final for tomorrow or day after. Chances are the inspector will pick on one or two things and then you will have to get that addressed and re-call the inspection for next week. However, if you think everything is on point then you can get your CO this week. Hope this helps.

Generally speaking always keep investing. Investing doesn't necessarily mean buying something of value it could also be investment in yourself by learning a new skill, educating yourself on REI etc.

Even if you buy a house for living it will be an investment. However your personal home will be a cost center it won't make you money unless you sell it (assuming you buy it right and appreciation (subjective)

Not knowing your personal situation i.e. family etc house hacking may or may not work. You could certainly look at duplexes and house hack that way but its easier said than done cuz its hard to find a duplex that is not overpriced and in a safe area and in decent condition. If your situation allows you can always get roommates and have them pay portion or all of your mortgage.

At this stage the key for you would be to educate yourself, pick a farming area where you feel comfortable investing and living, network with local investors, wholesalers and realtors. Additionally explore first time home buyer programs that may be available. There are lots of programs for first time home buyer that provide incentives to first time home buyer. Don't worry about pre-qualified letter find a property that meets your criteria and don't be afraid to make offers.

Hi Frank

I agree with Mike don't ask the tiler to install glass door. Find a company that specializes in installing glass doors. I will send you two contacts. However, only call the company when the tile is installed as they can properly measure.

For example a standard glass door as listed below will cost about $480 installed. Master bath may cost more about 1300 ish (2 doors)

Fix Panel
Glass Height: 68"
Glass Width: 32"
Glass Thickness: 3/8th tempered
Glass Color: Clear
Hardware Finish: Brushed Nickel
Tax Included

I can send you info on the tiler as well. Make sure the tiler does proper water proofing. Additionally ask your drywall person to install moisture resistant drywall in the bathroom areas that are more prone to moisture.

The MF Inventory in Atlanta is low and priced high where the numbers don't make sense in most "deals".

You have to be creative to find the right fit. I have successfully re-positioned several multi-family properties in Atlanta. I don't think your biggest challenge is a construction loan. The biggest challenge I see is finding the right deal in current market that makes sense. Money is easier to come by given the interest rates being at very low levels. However, finding the right deal and most importantly executing on the deal successfully would be key to your success. 

There are a lot of factors that come into play. Execution is key. A good deal can go from hero to zero if not managed correctly and poor execution. Having the right team in place is key to successfully executing on a project.
