I personally would not buy a home without an inspection. No matter what people say. Especially from a distance. Spend the $600 and get one done.

I'd recommend buy and hold. Since you don't have much time, it's a great strategy. This is what I do since I also work full time and have kids. It's also the least riskiest too, as long as you have the right team in place.

The best way to get your property ready to rent ready is with property manager. So I would recommend you hire a new one first, then have them go through the property.

The people I know who are doing flips are putting 10% down, and getting a loan for the rest of it. And some lenders will also finance up to 100% of the rehab costs. But this depends on your experience level. If you are new and have never done one, then lenders will require more down. But these are hard money and private lenders.

Hi Vanessa. Places I would recommend would be Alabama, Tennessee, and maybe Arizona. I personally invest in all of these markets. You can easily purchase good homes in places like Clarksville, Memphis, Birmingham, and Phoenix for $300K-$500K. I have some good connections in these places if you want me to introduce you.
