You could use the lower rent pricing as a teaser style ad. For example, You could offer the $975 for an 18-month agreement, if the client is looking for a shorter term lease you could offer $1050. Hope that helps!

Flip or Rental opportunity. This 2 bedroom, 1 bath has the potential to be 3 -4 bedroom, 2 bath home. Home needs a minimum of 10k rehab, high-end 25k. ARV range 85-99k depending on your improvements. 2 Bedroom rent range $775-$825 3 Bedroom rent range ($950-$975)
Full basement with rough in plumbing could be improved for additional 1k square feet of living.
Exterior needs rear siding repair, paint job, and yard clean up. Interior needs new paint and flooring (Does have hardwood floors under existing carpet. (Formal Dining Room could be converted to 3rd bedroom on main)
We have 1 project before this one. So would sell for a quick closing as-is. Must have proof of funds.

Looking for a referral for a top notch property management company in Lincoln Nebraska. Any one to reach out to or stay away from and reasons would be greatly appreciated.
I am not as focused on what they charge as what they provide.
Here is what I like about two other companies I use not in the Lincoln Market:
1) They provide great tenant screening, knowing that I am more concerned about someone taking pride in the property and paying on time. (Not always about credit score)
2) They take before move in pictures, after move in pictures after 45 days, 9-month inspection with pictures. (The inspection is to validate property condition and to share with me any items that I might need to address with the property) We ask the tenant specifically to point out any items that might be a concern.
3) They provide adequate monthly financial reports that are property specific.
4) They have key vendors to provide bids and 24-hour service if needed with pre negotiated rates for labor.
Would also love to hear what you look for from your property management companies.
