We are a real estate investment & property management company with properties in multiple states. We are seeking an employee to oversee property renovations and rehabilitation ("rehabs") for newly purchased single-family rental homes ("SFR"), apartments and high-cost turnover rehabs for existing SFRs. Establishing budgets and timelines, and assuring work is completed timely and within budget. Candidate must demonstrate excellent organizational and communication skills and facility with technology.

Responsibilities:

  • Establish, manage and maintain workflows and budgets, including change orders and final verifications
  • accurate updates to management reports
  • Evaluate and revise existing rehab procedures and standards
  • Select and manage employees, local contractors, and vendors
  • Manage materials selection, procurement, and pricing
  • Ensure all rehab activities performed in the field are properly tracked in the appropriate systems
  • Provide appropriate value-add decisions for each individual property

Required Skills:

  • At least 5 years of experience in single-family residential construction and rehab, including at least 2 in a supervisory or management role
  • Associates or bachelor’s degree
  • Ability to read, write, understand and communicate in English; ability to communicate in Spanish a plus.
  • Ability to effectively present information, negotiate, resolve issues, and respond to questions from owners, regulatory agencies, groups of managers, vendors, and the general public
  • Ability to read, analyze, and interpret general business periodicals, blueprints, and government regulations
  • Knowledge of Microsoft Office and an ability to demonstrate skills in Excel, Word, and PowerPoint
  • Self-starter with time-management, prioritization and delegation skills
  • Required to stand, walk, sit, use hands, reach with hands and arms, talk and hear. The employee is occasionally required to climb, balance, stoop, kneel, crouch or crawl. The employee must occasionally lift and/or move up to 75 pounds.
  • Diverse geographic building and zoning knowledge experience a plus, or experience in obtaining this information

@Greg Naughton We get about 50% of all of our protests approved. Just like @Kyle Godbout said have your comparables available. If it is a recent purchase and price was below the current assessment those are easy. Just not that on your form. 

When you reference using a 3rd party, we would also like to know of any companies in Nebraska that provide this service. Good luck!

We recently bought a small property management company here in Omaha called Peterson Bros Realty. I have owned my own brokerage which we sold to a large franchised company in 2010.

I have been investing in the real estate space in Omaha and Lincoln for many years. 

We are a property management company now being built on the foundation of our experience working with 3 of the largest property management companies over the years,  taking what we loved and scrapping that which we hated as an owner/investor. 

We have a slide scale management fee, in addition, we offer rehab and service for $30-$75 an hour. This is designed knowing that not all service needs are the same and should be charged accordingly. We only offer this service to our clients.

No more $85 an hr for someone to install blinds. Ha Ha

We also meet or video conference with our owners annually to review the assets. It is our goal to be in the 40-50% expense ratio excluding P and I on all properties. 

We do not take on any clients that are not committed to building a portfolio of investments or have an established portfolio. 

We have never had an eviction in our personal portfolio and bring that depth of screening and understanding resident challenges with us.

Thanks Scott. Appreciate the kind words. I have been an investor and real estate broker for 15 years. Wow have I made some mistakes. Recently we bought a property management company here in Omaha to create synergy between our investments and our maintenance crews and create cost savings for our portfollio and our investor clients. Always happy to sit down with someone to talk about there strategy, property mangement challenges or maintenance needs. Then get them in the right direction even if that is telling them to go with someone else, in fact we use 3 other PM companies besides our new one. Feel free to reach out anytime.

Jonathan, I would strictly base upon the ability for property to cash flow at the terms you need to meet your investment criteria. In other words, structure it backward. Put in a purchase price and loan terms, then reduce the PP until it meets your criteria of cash flow. If you want to talk through it further feel free to drop me a note. Good luck!
