After reading several post on the subject I'm still a little confused, please help.

When buying property's from web base auction houses like HUBZU, they offer to split closing cost and they purchase title insurance for buyer, this saves said buyer money. (obviously they pick the closing attonery and title company) I'm confused why many people say to purchase the policy on your own, Why?

Im assuming that a title policy for the buyer is covering the buyer regardless of who actually hires the title company. Why am I sensing paranoia?

I was thinking the LLC would help establish my business for a future LOC with the banks also the the obvious liability protection would be nice. Anyone else have anything to add to the discussion?

Hello everyone, 

I'm 38 years old, just moved to Rock Hill, SC from Greenville, SC. Was born in DC grew up in Ohio. I'm new to real estate world but have one successful flip under my belt and closing on my second "live in" flip next month. My goal is to do 2 flips a year, obviously the hardest part is finding a deal.  I have always been excited with real estate and it provides a nice balance with my day job flying airplanes. Would love to chat with like minded folks in the area. :)

I'm buying a REO townhouse (live in flip, no mortgage) which later I might use to get a equity loan or HELOC to fund another flip. Should I put the townhouse in a LLC or will that cause issues if i decide on doing the home equity down the road?
