 If you're a schedule C filer the TCJA may be extended beyond the proposed sunset here in 2025. That may have a positive effect for you. Courtesy of Dodd Frank, its doubtful the self employed will ever be viewed by lenders as favorable as a w2 employee. I don't see anything the new administration can do to help the little guy.

Make lots of $ and save it.

In CA it is a violation of CSLB business and professions code 7159(d)(5) to execute residential time and materials contracts. I. E. Licensed contractors supply materials and subsequently warranties.

Also how would a flipper comply with assembly bill 968 if they supply materials?

Each deal is different of course. But unless you get a value-add property, purchasing real estate really doesn't make much sense in this environment?


 Rates aren't high, the great moderation was poor fiscal policy. Real estate investing should reward value add, not subsidized leverage.

Ps. As I’ve long said. If San Diego wasn’t in CA that’s where I’d live. Though my last visit turned me off with the traffic and prices. Maybe somewhere in Oregon or Washington away from the madness of Portland/Seattle. 


 Totally agree! The Minnesota state bird too lol. Vegas is pretty popular to retire in lol.

Working with a retiree couple right now in Carson City, and closing an 8 plex for a client down there in about a week. 

Great, niche market and definitely slower pace than Reno/Sparks.

But, it's very commutable, and a lot of people working in Reno (especially South Reno) actually live in Carson City because it's cheaper. 

Average age is significantly higher, and there is less to do downtown. But, a lot of people like that. Still close to Lake Tahoe and can go down to Minden/Gardnerville for an even more boutique, small town feel, or zoom up to Reno for a little bit of a higher pace. 

It's a great spot in my opinion, especially for retirees. Not a ton of young professionals except in government roles (Carson City's largest employment option), or if they want a slower pace but are still willing to commute to Reno. 

You know much more about Vegas than I do, but winters are colder here and summers are cooler as well. Not bad in my opinion, but not for everyone. Carson is actually very walkable if you're in the right neighborhoods, but definitely don't have anything comparable to the strip down there! Cute shops and a few slow paced casinos.

Carson city is awesome, beautiful area. Love Washoe valley. Gardnerville and Minden are way expensive and I don't like HOA's.

Are there building opportunities out hidden valley area? Seems like east of Reno there's buildable land. Any other areas?

I remember after the GFC reno planners wanted to attract more regular businesses and get away from gaming.

 Pretty sparse....some nice homes in Castaic proper. The town of Gorman is up there. The wind is freaking howling. Looks like 5 is shut down, probably being used as the fire break.

 Pretty much, 5 shut down right there at magic mountain and closed all the way over the grapevine to the truck stops at Lebec. The fires mostly on the L.A. side of the hill. East of 5.
