I'm still open to it, but would probably want to stick to the better areas.

I am also interested in this strategy as I figure with limited Fannie Mae loans, might as well get the higher price properties to utilize leverage. I also reason 5% can be used to maintenance rather than 10% due to higher rents and better areas may help with potential exit strategy if needed for unforseen circumstances. I haven't found any new construction though, but higher priced rentals in Dallas and Houston, in the 180k range renting for $1600. However, with the ~3% property tax, it sort of brings the NOI to midwest 100k rental range...but greater appreciation potential so it may even out

This is in Houston, Tx. I guess the safest way to go would be to repipe the whole house, but that is a 10k job. I think fixing that portion for now is okay for now. If there are other sections of it and it bursts years down the line, then that's what insurance is for I suppose.

I contacted a few plumbers and they all said there's no camera small enough to do that. I guess you can only do a visual...

Thanks for the reply guys! The seller will fix that pipe. I inquired whether a video plumbing inspection would find additional portions since most the piping not accessible, but the contractor said it's not necessary and video piping usually is for sewer lines, not water lines in the house. Does that sound reasonable?

Hello, home inspection came back for a 1977 home that state:

"Observed a galvanized water supply line in attic over master bedroom was heavily

corroded appears to be leaking. This is common with older galvanized pipe systems and

there may be more of this in areas that were not accessible. We recommend further

inspection by a licensed plumber and repair as necessary."

How concerned should I be? Thanks!

I'm not familiar with Texas weather, but would the risk of hurricanes, storms, tornadoes, and humid weather potentially lead to more CAPEX (overutilization of HVAC), flooding, roof repairs, etc?

Is that why insurance is slightly more expensive?

Also, regarding foundation issues. Is it statewide Texas soil issue or more prevalent in Dallas?
