@James Wise I do not know him, this is the first time I stumbled across this post. But why would anyone have negative to say about us, we have not made a mistake in the 9 years we have been selling Turnkey deals and managing 1500 homes across 2 markets has been 100% perfect! (Insert LOL emoji here). Mistakes happen, issues happen, it is part of owning property. If it went perfect 100% of the time, why would their be a need to have any other investment vehicles?   Good TK providers minimize those issues through thorough renovations by addressing immediate and deferred maintenance, attention to detail, customer service, accountability, delivering on commitments and obligations and running a good business/hiring the right people.

@Richie Thomas No need to worry about snow here, rarely happens and if it does, it is a slight dusting.  Today on Christmas, I ran the AC in my house.

@Trevor Jacobs I have not ready through the response, but none of the companies you have mentioned are Turnkey companies.  All of them are Marketing companies pitching deals they do not own....huge difference. Those companies have absolutely no financial interest in the properties they sell.

I think if they are holding good assets in good condition and can provide solid financials showing performance, then no, buyers will flock to those homes.  The investors who did not know what they were doing when they bought and their homes are in poor condition, getting killed in maintenance and over-valuing their property, I believe those are the sellers having problems finding buyers.

@Rullan Art i’m simply referring to the minimum income they must make to qualify to rent your unit.

The tenant must make three times the rent. If rent is $900 that they must make $2700 a month. I’ve seen a lot of property managers only require that amount but I think that is not enough, thus we would require four times, in this case they would have to make $3600
