@Chris Lawrence Best use of wedding funds I could possibly imagine!  haha congrats on tying the knot and pulling off this deal. I'm sure those life lessons have a value many times the $8k you walked with.

@Robert J Carlson  Origination fees vary with loan amount and there aren't any out of the ordinary fees.  Just standards title, escrow, appraisal, underwriting, etc.

Send me an email with a little info on your scenario and we can price it out together.  Feel free to give me a call if you prefer that although I'll be on a conference call this morning from 10:30-11:15 ish PST.

All the best,

@Arsen Atanasovski Forgive me, I was replying as if this was regarding our line of credit product.  Individual rental loans with these products have a $75k minimum!

@Arsen Atanasovski The minimum individual deal size is $50k and we set lines for up to $10 million.  Minimum line size is $500k so there is a minimum of $100k or so in combined liquid assets to qualify.

@Brian Claar That sounds pretty good.  The 85% LTC on 5-20 units is certainly competitive.  Their jurisdiction is a little too micro-local but if you want to PM their contact info I would definitely like to keep it logged for future reference.

@Brian Claar We don't see enough 5+ unit flip breakdowns on here. Thanks for sharing!

What type of leverage and rates did Pioneer offer on the rehab?
