@David HyamsInv our team uses Mojo Dialer - you can use a Triple Dialer for ~$120/mo that allows you to call 3 numbers at once and blaze through lists quick. The reports are pretty handy too, and it can function as a limited version of a CRM to track notes for each lead, schedule Follow Up calls for yourself, etc.
Pretty handy!

Not sure about the specifics for Prospect Park.
10% vacancy cost is a standard that many people use. Ours varies depending on the property. Usually 4-10% We consider 3 factors when determining/estimating our vacancy expense.
1.) Neighborhood demand - sounds like you're already doing your due diligence for this
2.) Condition - if it's fully renovated 2020 brand new place, it should be easier to keep the unit(s) filled
3.) Layout - Units with +4 bedrooms can be tougher to find an entire group of people / family to live there. 1bedrooms and 2bedrooms units we've found are easier to fill. A remedy to a place with more bedrooms is to rent out by the room with separate leases. The Layout also goes hand in hand with the neighborhood. Student housing - like near Temple University - for example wouldn't be as difficult to fill even if it has lots of bedrooms.

@Account Closed Yes we invest in Philly now and wholesale there too. Haven't bought anything this year yet but purchased 9 total units last year.

Philly is competitive but it helps that it's a huge city so lots of deals to go around. I've heard of small town wholesalers crushing it if they can master the marketing niche that no one else is doing that well. Also easier to climb the SEO ranks if going for online marketing. What market do you recommend ?

@James Dietter Welcome and love the intro haha! Interesting time to get into commercial with the pandemic. I'm sure there will be opportunities that come up from it. We own 1 mixed use building (2/3 commercial 1/3 residential) and one of our tenants told us 2 days ago that she can't sustain her business any longer. She was running a Hair Salon. Totally makes sense, and we feel for her. It sucks all around. Hoping we can find someone to fill the spot soon but pretty uncertain about it.

@Account Closed none that I know of do this but would be interested if there is one.
We hired a VA on Upwork to run through a list and remove all properties sold within the past 5 years - for my market in Philadelphia this information is public record on the City Website. We gave her instructions on how to use the website, along with the list inputted in a Google Sheet, and she removed the recently solds from there. Then we skip traced. Not a perfect system but got the job done :)

@Brenner Murray I wish I knew the exact answer to this too, we struggled on deciding our company name for a hot minute when we started.
At the end of the day, home sales vs home buyers doesn't matter too much as long as the content on your site and the content in your market still clearly conveys that you DO buy houses, so that it's clear and there's no confusion. There's also the thought of SEO, and having home buyers in your name and domain could help slightly if you go down that rabbit hole! All in All, I've seen huge success from companies named 'we buy houses <city>', and also from companies with totally random names. Whichever you go with, make sure to stick with it!

- - Pull a few free lists of lead types you want to target. Each city has different free public info lists (pre-foreclosure, code violation, divorce, eviction, probate, etc.)
- - Hire a cold caller on Upwork ($5-$10/hr + commissions for deals closed)
- - Set them up on a Dialer like Mojo Dialer ($100/mo)
- - Subscribe to a proper CRM to manage leads like Podio (~$50/mo)
- - Depending on how much time that you have yourself, then I would go door knock a certain list that you pull (or certain zip code you want to target) since door knocking is free.
