@Jonathan Bombaci Thanks for the tip on lenders as potential speakers! Time to experiment and see what will happen :) 

Right, I was thinking the same thing for virtual intro's - have everyone go around who wants to and do a quick intro in the beginning and that way people can network after the virtual meeting if they want to.

@Jonathan Bombaci thanks for the detailed response! That makes sense to run different types of meetups with different speakers. I like that style! Bring in an expert and have them value-dump in 10 minutes so attendees can get a lot out of it but not get bored. 

Is it tough finding people to be the speaker for each meeting, or are folks pretty receptive to it since it's good networking for them too? 

And for meetings where there is 30 min of networking at the beginning, how do you plan to facilitate that for virtual meetups on Zoom? 

I'd love to join this Thursday but I actually just made my first meetup and we're scheduled for the same time! Turns out Meetup.com is offering their monthly subscription at 50% right now! Sweet. Going to give it a shot to see what happens. I really appreciate the invitation!

Any advice or tips on topics for a meetup? I've always wanted to attend local RE meetups but couldn't as an out of state investor. Now may be my chance Whoop!!! Thinking of starting a digital real estate meetup for investors in Philadelphia where I invest. Wanting to keep it fun, education, add value, and have it be not boring :)

I didn't realize that there could be a 'failure to serve notice to a lien holder'. That's crazy, and frightening from our side of things. 

I just signed up for HAPCO and paid the yearly membership, curious if I can find out more on their forums on the interworkings of overdue water bills through sheriff sale properties if no notice was served. Thanks for the suggestion on that!

Another interesting detail ... the Foreclosure Files are lost for this property. If you look up the property on phila.property.gov - it still shows the original owner prior to the Sheriff Sale (prior to 2016), and not the current owner who is selling to us. However, Title for the property shows the correct / current owner. Curious how that could impact this too?

We tried to contact the Philly Water Department and Sheriff Office but they are both closed because of the Covid-19 city lockdown.
