@Brandon Spence I am building rentals in 3 different areas in Columbia as well.  One  area is very close to where you mentioned as I drive by the stadium when I am in town. I would have to agree with a comment below that this year would be out of the question for the college kids. As they are already getting in places. I woild look at the numbers like Mellisa Mentioned as well.  Plug todays numbers in and see if they work for you. Knowing the upside you plan on raising the rents. So that could make the property more attractive.

Rasheed do call Michael I can call him a young man. He really does get his business from both sides investment and management. He is not selling crap and giving some honest numbers. I am willing to park my funds with him. So obviously I am seeing good stuff from this young man.

@Curtis Waters Folks know I usually have very opinionated thoughts and pretty blunt. I been floating around to quite a few meeting in Charlotte when time. I will say out of all the meeting I met some good folks at the Millionare hobby group.

I find that most meeting are for folks looking to learn. Hobby Millionare is not the Largest Curtis, just saying.I would say Metrolina is the largest meet up  in Charlotte. I do think Hobby Millionare has some good core folks running things though.

Definitely a group for some one new and wanting to learn

You will always find a few advanced folks in their meeting as well.

 What are you trying to accomplish? That is my first question to most folks.  Then I can give you better answers.

@Curtis Waters is correct  good groups in Charlotte I been to 5  meeting in last few weeks and every one of them is selling coaching. So a lot of folks in your shoes. Go to as meeting as possible. I want folks to know this business is not as easy as most say. Right now we are in a sellers market , harder to find deals ( well good deals ). With that said with hard work and the right mentality every thing can be accomplished.

Just rambling now but is is 430 am so bare with me

My wife was reading that some on here are cash flowing over 1K per month on a SFH and wanted to know how this is possible? I told her that more then likely is not possible for our market and that we need to concentrate on which side of town we will invest in to get the best return.

We live in a rural area where rent is even cheaper, I'm considering concentrating our efforts closer to the city limits to keep rental rates up. 

On to my question. What tends to be a good driver of rental rates in everyone's market?  We have several colleges, large national factories, speedways, concert arenas, government agencies and all that any other large city would have. But what keeps our rental rates lower then what I'm finding elsewhere?

 Leverage , debt , pay down assets not monthly cash flow just my thought process.

Monthly cash flow to me is nothing and most folks should use it to accelerate pay down of debt. From what I am seeing is more and more folks buying investments properties in 45 mile radious of Charlotte. Not sure about rental demand in your market don't know anything about it. Same time everything you mentioned you should be seeing a higher rental demand like most areas.  Even Rock Hill SC small town the c and d properties , rents are climbing and ridiculous in my eyes. Not sustainable for folks.  Go to some local meeting in your town. Find out what folks are doing locally and you should get a better answers. Promise some one is buying and selling in these areas you just got to dig a bit deeper
