Id go with a grey grout... Still darker tone to mask dirt yet can go with lighter colors too

Yes absolutely...and MLS is just a place to list a property...you can offer anything lower or sometimes mls list doesn't include add value you can think of doing vs another buyer.

I've never bought off market or wholesale all I've bought was on the MLS it just comes to getting a deal right for both parties

great idea I think the area is doing a lot of things to make it a much safer, and reasonable living area.  I personally live in houston tx now but invest almost exclusively in LA ...  feel free to stay in touch and if i get more "current events" in the area i will post here for everybody to see.  I am invested in 101st and also around 92nd... a little more south, and a little bit more rough, but very close proximity to Inglewood  and the 110 and the 405

So you moved to South LA?  AWESOME!  Tell us more about the experience.  I find that to be fascinating, where about in South LA (major intersection)  I have a couple 4plexes in the area, near westmont adjacent to inglewood.. I think the area in general is VERY VERY close to downtown, westside etc. but still has  a lot of very rough pockets.  Id love to hear more of your story

I have three in Canoga and one Reseda one... All bought in the mid 300-low 400 price.  Some fix flip some buy hold and one add them either fix or rent.  ... Encino Tarzana in the desirable areas you are talking 1.2-1.3 for a dump

My father in-law and I started together he was around that same age...we both have about 2m in equity each  now in our holdings.

Now to be fair we were in a fortune time in the market (of course it's very easy to say now that it's in the past).

I'll leave you with this 

Warren Buffett made the majority of his wealth after the age of 60 

And if you ask him when will you have enough he will say "when I make just a little bit more"
