About your question - i don't see reason to buy fully rehabbed property for rent. Repair quality/cost is too high for reasonable ROI. About second property - if you are looking for turn key(dont want to fix property yourself) it also may not fit. So it depends on what are you looking for

in case i see same properties as you (on e livingston) 145k property is recently updated. 80k property needs rehab for sure and tenant occupied. so as @Trent Ecklar said - it's property condition

Hi BP,

i'm running comps for property and it has 1600 sqft. it has 2 dormers and it's possible to finish attic space.

Attic will add about 300sqft

comparable homes sold for 135$/SQFT and they are in  range of 1400 sqft.

Does the attic space price same as main living space?

should i calculate ARV like this - (1600+300)*135

or like this - 1600*135 + 300*x

What do you say about recent renovation has been going there?

Contractor said that there is pre-built kits, i made some search and found them for reasonable price of 4.5k. 

So how is the quality of them? How much cost to install them? 

Concrete slab will be part of overall concrete work there. So besides that

I was told by my agent that adding 1 car garage to property will add to arv and help to sell faster. 

How it can cost?

The other 5 they are still leads, not all lead  become a deal.

But yes, I need financing.

Hello lending gurus

I facing with  situation where i got many great deals, really great deals, and I need funds to make them happen. 

We bought 2 properties and have money to trim it up. 

And i have another 5 on my list and others coming. 

Is it possible to get loan for non US citizen?

the whole neighborhood is currently beign rehabed. there is small amount of duplexes in the 0.5 mile area and most of them converted to sfh , repaired on high level and sold for good amount of money
