Great thanks so much. When doing sub2 do I have the deed transfered into my name or can I put it an escrow account to make the seller more comfortable? When it comes time to sell...how does that work out? I guess the seller would be involved at that point since the loan is in their name.

I have someone who is willing to let me assume their loan.
I currently have the place under option and want to find someone to take over the loan and assign my option for a fee.
What is the process of taking over an assumable loan? Do any lenders have to be contacted? Or can this be done without ever speaking to the sellers lender?

I have a property that someone is willing to let me assume the mortgage on.
I want to know if there's a good chance I can assign this to an investor since there is no need to qualify for a loan and there would be no down payment or closing costs? What would be a good assignment fee on something like this? The house does NOT have tons of equity; hardly any. But it is also in great condition and perfect for a rental. Mortgage payment is around $890/month and rents go from $1000-1100/month in the area.
Also, could I find an actual home buyer and make them put down a down payment and collect that as my fee?

A local wholesaler has recently taken title to a property he was trying to wholesaler for quite sometime. He informed me that he was still trying to sell the place although he has just taken title.
I have now FOUND a buyer and want to proceed to closing with him. What issues will I run into with title seasoning since the wholesaler has only owned the home for a week now?? How can I avoid title seasoning?
