So lender's don't pay on any kind of assignment? I was under the impression that on wholesale deals that the title company pays you your fee.

I need to build up my cash flow before I do any of that. I'm still working on my first wholesale deal...don't have much $ in the reserves department. Have you done this before? Do you think it's a good alternative?

When you say your students put out 25-50 signs, you do mean bandit signs correct? Do you think it's okay to make "home made" bandit signs or should I buy them to look more professional?

I know this is probably not the best idea and not wholesaling, but has anyone found a motivated seller, who's property didn't have enough equity to sell to an investor, but was a good one to try and help sell?

I have someone who is looking to relocate, and they don't have 30% equity, but do have some. Can I get their house sold for them, not charge them anything, and make money on it?

In other words: Can I put the home under contract for say 100K, market the house/ find a buyer who will pay say 107K, and be done and everyone be happy? Seller gets out of home and doesn't have to pay any fees, buyer gets the house, and I get paid.

Is there anyway to market this as both a wholesale and retail? Meaning can I somehow market at retail for higher and wholesale cheaper.

What's the best special provision to add to a contract? I've heard of the 30 day inspection period, contingent on loan approval, etc.

What's the best and most held up clause out there? Can I type this into a contract to make it look more professional than simply writing out?

I hope the house can be sold within 30 days as a retail...do you suppose since the house has lots of equity, that it will help sell faster?

I have a motivated seller who is looking to relocate; wants to sell her place for 75K --no repairs are needed and it's move in ready and the value is right at $111K.

Should I try to wholesale this to an investor or should I try and retail it and make even more? First potential deal.

The seller is willing to do temporary financing..with temporary financing, the seller does not have to hold the note and accept payments over time. In a simultaneous transaction, the seller will sell that newly created mortgage note right at the closing table..

So I was wondering if this was still possible even though I'm going to be assigning the contract.

Is it possible to put a property under contract, find an end buyer and allow them to purchase the property with temporary owner financing?
