@Jonathan Greene Thank you for taking the time to respond!!

Yeah there are several big items!  Everything seems to work as is for the time being, but I'm budgeting for the roof and furnace replacement in the near future.  First floor has a newer furnace (2016), two units upstairs share one furnace.  The upstairs furnace is from 1982 according to the home inspector, this is the one that will need to be replaced.  The standing plan is to put in mini splits in each unit once the existing furnace finally dies.

Yes, estimated about $30-35K in repairs and negotiated that into the purchase price as best as I could.  All will be delivered vacant, apparently I missed the piece in my offer that allows the seller to stay in the unit up to 7 days after closing...  Hoping to place tenants on the first floor as close to move in as possible (1st floor unit is modern and doesn't need any work), then quickly make the repairs on the 1 bedroom unit to update and turn into a 2 bedroom and get that rented as soon as that is done.

Third unit is a studio/efficiency that I will live in.  Needs a huge remodel (they put the shower in the living room, and you can't open the oven all the way in the kitchen, absolutely ridiculous).

I did check the events and meetups category, couldn't find anything nearby.  I'll check on meetup.com as well, I know sometimes they post meetups on there!

Hello!!

Long time lurker.  After many years of observing, I've finally got a house hack under contract.  What I found to be a solid 3 family in Troy, OH.  Had a home inspection done and found it needs some work (Roof will need to be replaced in the next few years, some of the electrical needs work, updating the 2 upstairs units, furnace replacement at some point, etc...).

Will be moving to the area from Boston, MA.  I am very excited to finally be starting my house hacking journey.  Stressed with lots to figure out in terms of getting systems in place and making repairs with not much time to get everything done, but I'm confident in the deal.

Would love to talk to anyone who is local to get a better feel for the area and have some folks to get advice from.  I've visited out there and thought it was a great little area (besides the train...) with a lot of potential.

Also wondering if there are any Real Estate Meetups out that way?

Quote from @Melanie P.:

The numbers look good, you included many categories posters frequently omit, be forewarned real life never lives up to these projections. Bottom line is you have a deal that could reduce your monthly living expenses to $100/mo. If it turns out to be slightly better or worse no matter this is a winner and you should get it done ASAP.

 Melanie,

Thank you so much for your response!  I will move forward immediately!

Hello!!

I'm looking to buy a house hack and am currently in the process of running numbers.  Hoping to see if someone is able to let me know how accurate my numbers are?

Thank you!

Hello!!

Not quite a new member as I've been lurking these forums for years, finally deciding to get serious and figured doing the "New Member Introduction" post would be a good step.

Briefly about me:  I'm currently working as a merchant mariner (3rd Mate) and I travel for work about half the year, looking to get into real estate investing to supplement my income and begin building a portfolio during the half of the year when I am home.

I have been volunteering with local Habitat for Humanity groups to learn how to renovate houses, and currently looking for my first house hack or flip in the southeastern MA area (have been looking at areas such as Barnstable, Plymouth, and Bristol counties).  I also attend the "Multifamily Investors Network of MA" meetup that is hosted monthly in the Boston area when I am home.

Looking forward to getting to know you all!

Hello!

I've been looking into investing for a long time trying to figure out what the right strategy for me is.  I've finally decided to try turnkey investing as it seems to make the most sense for me at this time as a way to just get into investing.  I've been analyzing properties that Rent to Retirement has in their inventory but I want to make sure I'm doing it the right way.

Is there anyone in the Cicero, IN market that would be able to help me figure out if the numbers I'm running are good estimations or way off?  They have pro formas for each property but I'd like to approach with more conservative estimates, as well as getting inputs from investors in that market if possible.

I didn't want to just post the numbers here as I'm not sure if RTR want to disclose the info but I can PM my work to anyone willing to assist me.

All the best,

Alex Longinidis

Hey folks!

New guy trying to get his foot in the door with learning about real estate, wondering if there are any local REIA's I can check out, I've done a few google searches but haven't found anything updated in a couple years.
