Memphis is a great city to invest in for all 3 reasons that you are asking about!

1) Memphis is still one of the highest-ranking cities in terms of cash flow! We are still seeing a majority of properties be cashflow positive from Day 1.

2) There is no state income tax in Tennessee!!

3) we are very landlord friendly and an eviction only takes about 30 days typically if that were to occur.

I would be more than happy to discuss Memphis with you! Feel free to reach out!

 What is the commercial property tax rate in TN?

 I reccomend using the website below to get exact numbers for taxes in Memphis. https://www.assessormelvinburgess.com/propertyTaxCalculate

We hold all of our rentals in the Memphis Metro area at this time. With a good mix of cash flow and appreciation, we continue to look here the most!

Hey Michael Go Tigers! I live here in Memphis as well. I would be happy to connect with you! Networking is always a great place to start. Start picking the minds of the people who are already in the industry and see which side of real estate you would like to get into. Happy to talk and discuss!

@Jennifer Haliday

Jackson is a fun place to visit! I went to Mississippi State and have a ton of friends from Madison, MS, and the surrounding areas of Jackson. I agree with @John Jones completely. With Desoto County and the entire Memphis Metro Market only being about 2-2.5 hours up Highway 55 I think you could have the opportunity to find a lot of success in the market. Happy to discuss or help answer any questions!
