Memphis is a great city to invest in for all 3 reasons that you are asking about! 

1) Memphis is still one of the highest-ranking cities in terms of cash flow! We are still seeing a majority of properties be cashflow positive from Day 1. 

2) There is no state income tax in Tennessee!!

3) we are very landlord friendly and an eviction only takes about 30 days typically if that were to occur.

Purchasing out of state is a great way to grow your portfolio faster than where you currently live in most cases. A lot of people who live in CA or NY cannot grow their portfolio as fast as someone buying properties between 100-200k in places like Memphis. As long as you do your due diligence and select the right team to help you make the correct investment decisions it is a great strategy!

Memphis is a great market that you would be able to grow a little bit faster than a lot of other places due to the low starting prices of properties here in the city. Looking out of state and especially here in Memphis Real estate would offer you better returns and the option to grow faster if you wanted. Hey @Alan Phan

It is a great time to purchase if you are not wanting to compete against as many people as you were in 2021 when you bought your primary residency. Now is a great time to look into a market where the COC could be better than where you are from. Looking at Markets such as Memphis where 7-9% COC is still available could be a great opportunity because you also do not need as much upfront capital to make a purchase.
