If you are looking at a purchase price of $30k for a turnkey property I would advise against it. Something is either not correct with the property or it is in an area that will lead to more headaches than it is worth. 

We have seen a number of investors switch over to dscr loans or interest-only loans. It is a great option if you are strictly looking for cash flow. 

Trulia used to provide good crime maps as well!

That is correct we do about 300 turnkey flips a year.

We do 300ish flips a year. So really just staying involved in the market and speaking with buyers and wholesalers has kept us with our finger on the pulse. 

We go into every deal thinking of our main strategy which is fix and flip. At any point whether the market has shifted or anything of that nature we know that we can hold it to make passive income until we are able to flip the property to someone else. 

We have found texting seems to get a better response rate! I see better response rate with calls around lunch or at the end of the day! 

Memphis is a great market to invest in if you are looking for cashflow! The good thing about Memphis is that we also see pretty stable appreciation as well!
