It would be my recommendation to reach out to a lawyer in your area.
In Memphis, if we purchase a property where the tenant is on a month-to-month lease then we can give them a notice to vacate from the property. Once that is given they have 30 days to vacate. Sometimes we do have to take extra steps and go through an eviction. I would 100% recommend getting the rent rolls and current leases and speaking with a lawyer in your area!

I always recommend the Memphis, TN market for people to look at! Memphis is a market where your money can go so much further than a lot of other places in the country. Memphis is a marker that a lot of people look to when they are trying to increase their income. A great place to look when you begin looking at out-of-state investing is Memphis, Tn.
Memphis is a city where you would be able to find cash flow from day 1, especially when putting 30-40% down. A long with the cashflow available here in the city we have also seen stable appreciation for many years now.

I think Memphis is the best Market to invest in if you are looking for cash flow.
Memphis has always been a market that provides decent cash flow and a great renter base to occupy properties.
With over 50% renters in the city, there is plenty of people that are looking for a place to rent.
With the great opportunity to get cashflow, you can also get some decent appreciation as well. Prior to the last two years we saw a baseline of appreciation of 5% year on year.
