The Memphis Market is an incredible place to build a portfolio! It offers great value for your money as you stated in your original post. 

Memphis is still seeing great cashflow, and great appreciation as well! 

Rents have also been on the up and up since 2019. On average we were raising rents 4% and over the last few years, we have been raising them 10% across the board. 


Memphis is also seeing a lot of growth opportunities. Our pinch district is getting a major renovation, and many companies like St. Jude, Ford, and FedEx are pouring even more money into the city currently.

Memphis is a great market that has seen pretty decent cash flow and returns. On top of that, we have also seen some of the best appreciation ever! 

A lot of people invest in Memphis because you can get a lot of value for your money. As long as you are looking in places with decent rents and quality tenants you would have the potential to get a higher COC return here in the city because your initial cash invested could be lower.

Hello @Kenisha B.

You can try and offer them Cash for keys. It is a simpler process and can be done much quicker. I know here in TN it is taking a little while to get a court date so I do not know what it looks like in TX right now. Cash for keys is definitely a good option to use if you would like them out faster! 

Or beings they are month to month just give them a 30-day notice to vacate and that should work the same! Good Luck!

Rentometer, apartments.com, and Zillow are all great places to look at comps. Here in Memphis, we use our own comps as well as the websites Mentioned to try and make sure we are at a good solid rent! 

You can try and contact some property managers in the area as well to see if they would be willing to help you!

Congrats on your first two properties! 

I would suggest looking at the Memphis area to invest in! We have seen great growth recently, and there is still such huge demand for rental properties here in the city. With Memphis being comprised of over 50% renters and such a limited supply of properties it has really pushed the rents higher here as well. 

Finding a good property manager is definitely key! I would be more than happy to discuss Memphis and investing out of state with you!

Hey@Eagle Yeh

38127 is a large Zip Code and a lot of it that we do is on a street-by-street basis. If it is west of Highway 51 we will be more cautious and if it is in the northern part near the Links at Davy Crocket golf course we will also stay away from it. 

Everywhere else up there we will do properties. Where are you looking at buying?

38111 is an area we do a lot in. We actually just started doing another flip on Dunn not to long ago! 

It is a great place that a lot of tenants want to live in because it is in the middle of the city!
