The Memphis market has seen great appreciation over the last couple of years, but it is still a place that can provide great value for your money. You would be able to buy 3 houses here in town for the price of one property out in California. Even with the rising interest rates, we are still seeing good cash flow with long-term conventional loans, and now there are even more loan options to help increase your cash flow as well! The Memphis Market is a great place to invest in. We have seen great cash flow over the years as well as decent appreciation! This makes Memphis a hot market to invest in just because a lot of markets do not get to obtain both of the before-mentioned things. 

The Memphis Market has also always shown great stability through downturns as well! We have a great job market in distribution which allows for a highly stable job market. This means that we are still going to need those jobs even through times like Covid because people were buying things online!

Allowing pets in a property is a great way to have extra monthly cash flow coming in. 

We charge an upfront deposit per pet in the property, and then a monthly fee for each pet as well. 

This is a great way to increase cash flow, and will also allow for a wider tenant base to be interested in the property.

I believe the purchase price of the property is going to be the hardest thing to overcome in terms of a DSCR loan.

Are you looking to put this property in your own name, or are you putting it into a corporation?

The location of your rental I believe truly depends upon the strategy that you are trying to have. It is always my recommendation to buy fewer homes in nicer areas rather than more homes in worse areas!
