I agree with @Sean Ross If you are able to make one yourself for a decent price go for it. It definitely will not hurt you to have a well-put-together website.
That being said if you are running on low resources I would definitely recommend using those resources to acquire more leads than building a website!

Seth is exactly correct! The Memphis market is comprised of mainly renters, and mortgage values are much lower than rents making it a great city to invest in. Memphis has been the number 1 city for industrial growth recently and is seeing many new job opportunities being created all around the metropolitan area. Just like it is for buying homes currently, it is the same way for rentals in Memphis. We are seeing tenants have a tough time finding a place to rent which is causing demand to go up and that is also raising rent prices at a pretty good rate. Memphis is a great city to look into when you are trying to get into REI, and I would be more than happy to help answer any questions about the market for you!

The Memphis Metropolitan area has always been a place of stability. The city of course with Beale Street, Graceland, and many other sites of interest relies on tourists as a source of revenue for the city. With that being half of it the other half comes mainly from distribution jobs. This job market is the staple that has provided such a large amount of stability in the city. Especially through covid distribution became even bigger because everyone was buying more stuff online. So with companies like FedEx having the largest air cargo hub in the world and other companies like Nike and Amazon having major distribution centers a lot of companies here were hiring throughout the pandemic. Having these jobs in the city is what has held the Memphis market stable for so long and even during downturns, we fair pretty decently! Memphis is a great Market to look into and if you have any questions about it I would be more than happy to connect with you and help answer any questions!

Getting out of the stage of doing research and analyzing deals and actually purchasing your first investment property is a huge step!
My first word of advice to you would be to not get discouraged or overwhelmed at how long it might take you to either make a decision or get through all of the information you want to before making that next step.

- We are still seeing cashflow Day 1 from properties
- The market appreciation is still expected to be higher than the baseline avg
- Numerous Hedge funds and other large investment companies are still investing here in the city and elsewhere to
I know with a little shift in the market a lot of people are hesitant to invest, but I have always been told this...
Do not buy a house whenever the market says you are ready, but purchase a property when you are ready. Nobody has a crystal ball or can tell you the exact date that you should invest ( even though I wish I had one and could of course) just make sure that you are ready!

We have seen a number of tenants using assistance programs here in Memphis so that they can stay in properties. A lot of them become current and it works out for everyone after they accept the assistance.
Currently in Memphis Evictions are taking longer than they used to. Evictions here in town used to take 30 days and it was all done, but now it is taking 60 days or so just to get a court date, and then we have to go through the eviction process.
If I had a really good (or believed they were a really good) tenant in the property I think I would allow them to accept the funds and hope it works for the best in the future.

Everyone I talk with here in the Memphis Market is experiencing major delays with getting things done with MLGW. I know it is frustrating but my recommendation would be, to be in constant communication with them. We have seen this help our processes here in Memphis whether it be on the Gas or the electric side. I hope everything works out for you in the end!
