I was born and raised here in Memphis and I have loved every minute of it. 

Bartlett is a great area of town to invest in for long-term holds. 

There are some areas of Memphis that I would definitely recommend staying away from though. If you would like to hop on the phone and talk about the areas in Memphis I would love to provide you with any insight!

Hey @Josh Wenzel

In my opinion, I think this could be a good opportunity if you are looking to get into the Memphis Market. I would not recommend this area as much as others such as 38134, 38135, 38016, and 38018 for the Buy and Hold strategy.

This is a C+ neighborhood and we typically see things in these neighborhoods offer better cash flow on day 1 and not as high appreciation as in the areas mentioned above.

Memphis is a great market to find good cash flow and decent appreciation as well. 

The Memphis market is seeing tremendous growth in many different sectors. This includes companies like Ford building nearby, many of our hospitals expanding including St. Jude, and even our Metropolitan population and the percentage of renters has gone up recently too. 

There are a countless number of opportunities in Memphis.

Turnkey Investing is great for someone who is looking to get into passive real estate investing!

My first recommendation for Turnkey Investing is to find out where you would like to invest. There are many great cities across the country that will offer different outcomes!

In the Memphis Market, we are still seeing a great number of deals that have the possibility of Cash Flow Starting day 1. 

Of course the Memphis Market has appreciated just like everywhere else over the past couple of years, but rents have also gone up pretty good as well. 

Here in Memphis, we have seen rents go up between 8-12% on average over the last couple of years.

Spending all day on Biggerpockets could get anybody interested in real estate investing. 

Memphis is a great market to invest in for a multitude of reasons. 

1) You will be able to get a lot more value out of your money

2) Great and stable cashflow 

3) We also see decent appreciation year over year

It is always smart to expand your knowledge! There is plenty to learn about in the Turnkey Real Estate world. I think one of the biggest resources I used was the Bigger pockets podcast and forums. They provide a never-ending amount of information for you to learn from! The other major resource I used (although it is not a book) was Youtube. There are also countless numbers of people and videos on youtube that I learned a lot from!
