Hi @Claire D. congrats on your first flip. Are you or anyone you know experienced in construction, rehab, plumbing, electrical, carpentry, paint, etc? If so then I would glean off some of those relationships.. If not, I would advise to hire if you are able. You made great points about the cons of both, however there are other Pro's of hiring out other than labor. That includes relationships with investors they may have, ability to learn from them by watching them work and gain a greater understanding of the process. I'd also advise to research pricing on labor and material. Some contractors include in their fee going to go and get materials for you. At the very least you should know what materials are used, how much they are and as you grow in your career, you'll be able to size up the cost of a job on your own. Lastly either route you decide to go, try and get a mentor that is experienced with fix and flips in your area. This alone has exponential value. When I first got into real estate, that's what got me to where I am. Someone who made plenty of mistakes and had a great system in place. Hope all goes well for you. Congrats again!

@Bernadeau C. not sure if there is anyone out there that will lend to an LLC without personal guarantee unless company credit is built or you can find someone to partner with you that will serve as guarantor. Or unless you just have a great relationship with the lender that they will just bypass that process and give you money based on the asset.

@Jared Wengerd I understand that personal credit is often used to obtain the loan as you are the guarantor but I don't see any reason why it can't be in the LLC. I know a hard money guy who only lends to LLC's. However I do not know the laws and such of your state.

Timothy Church great advice and when I get down there I will explore a lot of the different areas. Never realized you could fox’s on vacation rentals. Thanks! Brian Foster thanks I will check this out. I really appreciate the input from everyone, it’s given me a lot more clarity coming from the Midwest.

@Leroy Cooper thanks. @Jorge De Jesus I plan to start investing in 1 - 4 unit fixer uppers to turn into rentals. After 10 - 20 good deals with residential I will delve into 5 - 20 units. My goal is cash flow and it doesn't need to be at driving distance as I plan to hire property management. That is my strategy.
