@Daniel Rutledge not sure about South Carolina specifically but here in Ohio I can go directly to my secretary of state website and do it myself. It's about $100 and generally the LLC is active within a week. That's pretty much what anyone else would do because they'd have to go through your state department to register an entity. Hope that helps.

I'd bought a 2 family home with very solid structure, brand new windows, roof and electrical in a C - D class neighborhood. Unfortunately after we'd started renovating the bathroom and kitchens someone broke in and stole all of our newly input materials and even the rough in. There wasn't enough money in the budget to go back in and do it all over again nor did we trust it.

@Alyssa ODell I've worked with numerous investors who've purchased from overseas and a lot of them made good investments. They did their due diligence with the area, property management and tax laws of purchasing in another country. if you're buying turnkey I'd request references from clients. As it comes to investing as a whole, as long as it meets my criteria and I feel good about the investment I could care less where it is. 

@Robert Cooper I'm not sure about specific banks but hard money and specialty lenders do. Typically they require about 10-20% down but they will lend to your LLC.

@Daniel Remin my first question to you is do you need to sell or do you enjoy getting the cash flow? Also did they make you an offer or expecting you to come back with one? What is their current rent and how would that translate to a mortgage? Would you owner finance or are they getting their own financing. Just trying to get more details.

@Torey Chumbley I agree with @Aaron K. which makes more sense for Cash flow? Also this is obviously taking into account you are using cash and not seeking financing? If you're able to finance a deal with a minimum down payment then you can make your cash stretch and increase cash flow while still paying down your home loan. Just my 2 cents. Hope it all works out for you.

@Jingjing Ye I've heard great things about KC as well as Indianapolis. Cleveland, OH has a great market just have to search for deals as investors snatch them up quickly. I'd do my research for property management for your own knowledge by going online, checking references and getting on the phone with the company and make sure they understand your needs and exactly what you're looking to get out of an investment. Btw, what is your criteria for decent cap rate on MF?

@Michael Zack I have know clue what acid papers are haha. However once you run background check on both and the check out it should be fine. Hope it works out for you.
