Good morning. Here is my situation.

I am a w2 employee. All of our insurance/retirement is tied up w/in my job. My wife does not like her job and is making the leap to open an in home daycare as soon as our new house is finished being built. She will run it as a sole proprietor. 

1, All of our credit is in my name and she is an authorized user. Should we use one of our cards exclusively for the business to help keep track of expenses? Or go open another account specifically for business?

2. How do we pay her? Is it smarter to employee herself through the business? Or how do we get the business to help pay for our overall household overhead? 

Hopefully the questions made some sense. Any help is greatly appreciated. Thank you

Good morning. Here is my situation.

I am about to sell my condo which needs to be 1031d for tax purposes. It is in my personal name. I want to 1031 it out midwest. I have talked to a lender and they say they lend to LLCs. I am also getting a new primary and do not want to mess up my DTI while doing both. Does the 1031 need to be done w/in my name to be legal? Or can i create an LLC and do it that way? I apologize i cannot seem to articulate this the way it sounds in my head. Any help is appreciated.

I wouldn't say San Diego is the going to be the best for BRRR. However, I have a few contacts in lending if you need.

If you do look at east county or down south, make sure you have a good agent. Yes you will find "better" deals there. However, if safety is your number one priority, may want to stay away. I live in these neighborhoods but I also grew up here and am comfortable. Also, my lender does a lot of VA and if you need early contacts reach out to me and I would be happy to get you in touch.

Youre going to have a hard time finding a true BRRR in SD. It is high price to the point that 4-500k will get you a home in a bad neighborhood. Not sure what your budget is but there are lots of military communities around and it is an over beautiful city.
