I've done it where me and the partner (I was the equity partner, he was the cash partner) split everything right down the middle 50/50. We did it on turnkeys back in the day when the margins were higher, but it wouldn't work as well on those now. But you can still take the same ideas and apply it towards any situation (split the rehab 50/50, everything).

Not right now, unfortunately. The only group I know who's offering them, I've worked with both of the partners before and it wasn't the greatest of experiences, so I don't recommend them to anyone. Especially when you're talking about BRRRRkeys rather than turnkeys, it's especially critical who you work with on them.

For the most part, BRRRRkeys aren't really working right now because the margins aren't there to offer the benefit of them--the forced appreciation--which is the whole point in taking on that risk. In most cases, if you fund the distressed property and then the rehab while the provider is doing the work, the refi value is going to be right around market value, which means no forced appreciation, which is the whole point.

If Chicago could start in an inventory flow again... the provider I work with there has been out of inventory due to the foreclosure moratoriums since fall 2020... my favorite BRRRRkey is there and maybe he can get stuff going. The only thing I could offer you right now is if you're interested, or have the resources for, higher dollar small commercial apartment buildings. But we're talking like a couple hundred thousand at a minimum, if not into $300-400k cash requirements. Hi Lynn, sorry, I wasn't tagged in any of these posts so never saw them until now. I have no idea what comments you're referring to. I have never had any issues with Martel (I've even spoken with Antoine on the phone...we're neighbors, as it turns out!), and I've never even heard of anyone having a bad experience with Martel. There was a guy on here deceiving people into thinking he wasn't being paid referral fees by Martel when he clearly was, so I called him out, but otherwise I honestly have no idea what you're talking about.

OK so now your licensed and now your the owners..  As long as your the owners of the properties then good to go.

There is a ton of unlicensed activity around this business of reselling properties in other states IE starting an OOS marketing firm. 

Hopefully you and ALI can work out whatever you think was slanderous  that's a pretty serious accusation to put on the internet.

You may know I've been offering 1-on-1 real estate investing coaching, and now I'm expanding that into a new Group Coaching offering! The event will be held on Zoom.

The way the group coaching works is it's "fishbowl" style coaching, where I work with one person at a time while everyone listening in can learn from what we're working on. I will call on as many people as time allows.

Doing it this way allows for two things:
1. A chance to hear from other investors and learn from their challenges in such a way that may help
you with whatever goals you're trying to accomplish.
2. A cheaper alternative to 1-on-1 coaching!

Not all roofstock properties are renovated and also I feel that there is a lot of competition for the properties. I'm currently under contract for one property on roofstock. The realtors there are hit and miss. Some are good but for most of them don't even respond.

Oh yeah. I could see all of that being less hands-off. That comes with the territory of Roofstock being a turnkey broker rather than an actual turnkey provider, where everything would be in-house.
