Post: Good news for Residential Investors

As per Bloomberg and the famous Realtor Bob Wills, the prices of residential properties fell further to 2.4% in 20 major states of the US. I guess instead of getting into depression after reading this, one can look for the opportunities store in there for them. I mean specially for the people who are in real estate investing business or are willing to enter into it, they can buy properties at lower prices and after rehabbing can sell them for profit. As the things are going to get better in the last two quarters of 2011.

What you guys think? Is it a good opportunity or not? And what would be the best thing

Jasmine, I would suggest to go for a private money lender because banks documentations take a lot of time. They will ask for all kinds of documents from your pays lips to tax returns etc and with that there would be few restrictions too. whereas, a private lender can lend you with few days with 100% purchase price and rehab costs as well and there are few who will help you through the whole process as well. I guess BP's private money lender's listings is the best way to find a good lender.

Dan, if you want a quick response then you can call one of the lenders and ask for help and if you are interested in reading on the road then I would agree with Max, you can make a book of your own with the print outs. But if all this doesnt answer your question then to contact a live person, is more advisable, which you can do at BP also by putting your queries here.

@Financeexaminer: It isnt that old :)..just 6 months old and its a very exciting topic as it is an integral part of Real Estate Investment. That's why I kind of REVIVED it :)

I would agree with most of you guys that BP is one of the best resource to seek guidance as the activity of members here is REALLY good.

I have a problem with the word mentor, I like it to be called as consultation. Like Deuce has said above that "Thing is, with real estate, most of us don't have the financial ability to make too many mistakes. One bad deal could very well sink you for the next few years, so you don't want to make mistakes." I believe in it. You can't take that much chances in REI.

But yes, calling these consultants is a better idea. By talking to them, you can have an idea how do they work and would they be able to help you or not. I would suggest choose the ones who seems excited in making money.

For the newbies in the Real Estate Investment, Residential homes like single family houses are the best way of entering into this new zone as they are rehabbed quickly.

Most of the companies offer up to 70% LTV.
