Post: Last minute Airbnb rental STOLE and DAMAGED everything

My camera signal was low so I didn’t want to keep opening the app for it to die…but I was able to screenshot it and zoom in from my phone screen. It was a holiday week. They had over 40 people in and out of my home. Majority of them looked like junkies. One night, I saw something that appeared to be my master bedspread on the front lawn but I was like naw it couldn’t be. 

When they left, the camera showed a loaded truck bed with luggage stacked high….as the whole week they loaded the truck bed every single night. It didn’t dawn on me that they were loading the truck with my items.

They stole 2 55” TVs out of my gaming room, EVERYTHING out of my kitchen cabinets including the dishes, glasses, small appliances: Ninja blenders, toasters, air fryers and more. They put cigarettes out on my sofa, nightstands, and carpets. Vomit everywhere! I found drug paraphernalia everywhere. The home reeked of all sorts of odors. 

I’m glad I kept all communication on the site. It was a devastating experience!

Currently, I’m waiting for Airbnb to refund me. No one has said anything yet, but I bet that credit card was stolen too. Has anyone else been scammed like this before? What is the purpose of going through these platforms if they aren’t really verifying the guests as they say they are?


So sorry this happened to you! Just to echo what others have said, never accept same-day bookings, especially for a larger home.

Also, as property managers we have our own methodology to screen guests. We're pretty old school about that, and we require all guests to fill out a rental agreement. This was prepared for us by an attorney who specializes in STR law. It's much more powerful than simply listing "house rules" and also asks for a list of names for all adult guests. This is also helpful for many gated communities with HOA's who now require a list of all guests preregistered at the entrance. On that note, we only accept listings in gated communities...

A very small handful of guests refuse to fill out the contract - which is a red flag. Hope this helps!

Unfortunately, Orlando itself has strict regulations on STR's, for starters they must be owner-occupied - with the exception of just a few communities like Vista Cay which is in Orange County. If you want to check on Disney area STR's that are legally zoned for STR, you'll need to search in Osceloa and Polk counties. Reach out anytime if you would like some suggestions!

This might be cheating, but just to get the juices flowing here is some (AI powered) research I did...encouraged to see it does mention STRs. It should be interesting to take a look at Miami or Palm Beach to see how these areas have developed around the stations over the years.

There are resort communities like Championsgate, Windsor Island, Solara and several other top tier resort style communities that are literally built to be STR without fear of the HOA or city retaliating against you like is happening all over. You can go outside of these or pick a lessor amenitized or 'regular' community, but the numbers will likely not pan out.

Happy to dive a little deeper on this if you like, there are a lot of nuances to understand about this market compared to others. Just PM me.

 @Israel Mendiola, as Shawn and others have stated, the Disney-focused market in Davenport is about supply and demand. Yes, there is a lot of supply but you can set your home apart and appeal to the vast Disney market by making the home unique. This can include original decorating choices and other factors like the view, location within the resort, orientation of the pool and much more.

On the other hand you may want to consider some of the smaller resorts (in Kissimmee, not Davenport) that are closer to Disney. Windsor Hills, Emerald Island and Bella Vida to name a few. There, you'll find less traffic, a shorter drive to Disney and you may also find lower RE prices allowing for a higher decorating budget to set your home apart.

Hi all,

I've been following the news closely about the launch of Brightline high speed rail service between Orlando and Miami and personally can't wait to cut out that grueling drive to Miami on I 95. I see on the website tix are now for sale starting in September. Curious about what others might think from the RE perspective? With stations opening first near the airport, then the next one near Universal's new theme park Epic Universe, and then one someplace near Disney, what opportunities do you see that haven't already been snatched up by the big players?

I recently saw an Orlando Sentinel article forecasting Miami/Orlando as "one metro" and that might be a stretch, but it would be great to see more Miami, Broward and PB residents buying a second home in Orlando now that they can easily get back and forth. And vice versa.

What do you see happening?
