Hi @Flavio Zanetti! we manage homes in both communities. Windsor Hills gets higher rates because it is closer to Disney, has upgraded amenities and has a great reputation overall. Having said that, if you can find a great buy in the right location at PP, that can also be a sound investment. Some of the homes are far form the clubhouse and separate from the main resort so they are not as popular. Happy to provide revenue and occupancy comparisons on any homes you may find in both communities.

We can also provide some insights on Vista Cay, which is unique based on its location.

@Antonio D Belloni while it is true that prices have gone up here in Kissimmee, they have not increased as much as other parts of the country. We are getting investors from all over the US contacting us as they get priced out of their home markets. The key is really knowing the local communities and home types. We are happy to provide occupancy and revenue reports to help investors make an informed decision. On the bookings side, we are seeing unprecedented demand, even before international travel opens up.

Hi @Andrew Brown! The issue with HOA's is a bit different in Orlando. Remember that many tourists visit Orlando looking for a complete resort experience - a gated community with a clubhouse, gorgeous pool area, even lazy rivers, water slides and more. These amenities will make a huge difference in the rates you can charge for your property. So paying higher HOA fees may also mean higher rates and revenue for your unit, if you buy in a well managed community. The top booking properties are S/F homes with pools, followed by townhomes with pools. Apartment-style condos in multistory buildings are extremely competitive on rates and I would encourage you to proceed with caution, with a few notable exceptions depending on location. Hi @Tori Lowenstein!  When considering Orlando, you are actually talking about the Disney market -- Kissimmee and Davenport. Orlando proper is Orange County, which has very limited legal vacation rental options. We are property managers with about 90 properties in the Disney area. PM me and we are happy to share some tips and advice. The Disney market is coming back strong after the pandemic and it's a great time to get involved.

Hi @Elan and thanks for the shout out @Tyler Gibson. As a property manager with 90+ properties in the Disney area (Kissimmee, Davenport and a few in Orange) I can confirm the demand is already coming back strong. In fact, our current occupancies for 2021 are actually ahead of where they were in February 2020, before the pandemic was an issue. Rates are still a bit lower, but they are coming back strong. We see a strong pent up demand even now, and this should only increase as international travel restrictions are lifted. With a few notable exceptions, your best options are definitely S/F pool homes, followed by town homes with pools in amenitized, gated communities. @Todd Goedeke guests like having BOTH options. Our top booking homes do have their own pools, but guests also have the option of heading out to the community pool for a change of pace. They can grab a cocktail at the bar, while their kids play in the pool or on the water slide. So it's the best of both worlds -- the convenience of home but with resort like amenities. 

There are hotel-managed vacation homes communities, but they are typically far more expensive to buy in and the hotel group takes a larger cut of the income.

@Todd Goedeke here in Orlando, being in a HOA managed community means your home will come with the resort type amenities most of our guests are looking for. Community pools, clubhouses, even lazy rivers and water slides. Not to mention better security, maintenance etc. Sure, you can save on HOA fees but you will get much higher rates and better services for your guests in a well managed community- at least here in the Disney/Orlando market.
