@Andrew McElroy we know the northern NJ market well as we lived in Tenafly, NJ before relocating to Florida over 20 years ago. Never regretted the decision! Can anyone offer insight on best neighborhoods to look at? - Absolutely!  We can share our map of recommended properties. 

Oh, if you're in an area with an HOA and community pool/splash park, do your guests also get access to that, or is it just the homeowners? - Yes. Your guests will receive access (with a few exceptions), and great community amenities make your home much more attractive to guests and will drive higher rates.
