@Jess Carr here in the Orlando/Disney market, we still have SOME homes available for sale. We're experiencing a lot of interest from investors who have been priced out of other markets.

Hi @Juan Vasquez - lots to unpack here.

1. Why are your rates at a historic low? If you have actually not sold yet, you should be using some sort of dynamic pricing tool. We manage 100+ properties in the Disney/Orlando market, and we are seeing rates climb back to pre-pandemic levels and above, with very high occupancies as well. If you are using dynamic pricing, perhaps you need to enhance your listing - freshen the decor, new photography, etc. to make your listing stand out. 

2. If you have already sold, congrats! There are definitely still opportunities to buy in some of the popular Disney area vacation rental communities. We can help you crunch the numbers to determine if you're better off purchasing a larger home which would net more than your original property, or potentially two homes as you suggest. @Alyssa Johnson, the Kissimmee/Disney market has completely transformed over the past five months since @Courtney Radmall posted here. Travelers have returned to Orlando in droves and we expect very strong occupancies for the foreseeable future due to pent up demand with Disney tourists. Especially once borders reopen and we can once again welcome guests from the UK, Canada, Brazil and other top Disney markets, we expect strong bookings and climbing rates. Here's a quick comparison of occupancy for Jan-June 2020 compared to same period this year.

@Sandrine Li great to see your post! You are correct that competition is strong, however both of the resorts are close to Disney and that is a plus! Location, location comes first. Additionally, getting strong occupancy and revenue will depend on a few key factors:

1. Pricing - must be watched closely to ensure you are maximizing revenue for the unit. We use dynamic (demand based) pricing, and check in on rates at least several times a week and sometimes daily. Sometimes just a few dollars will make a difference in driving bookings to your unit.

2. Decor - does your unit stand out? Themed bedrooms, splashy game rooms, accent colors and more make a huge difference. Additionally, furniture should look current and new, both in photos and in person. No one wants to go on vacation and feel like they are in Grandma's house (except maybe Grandma).

3. Pool homes - always book better than homes with no pools.

4. Photography - must be extremely professional and polished. 

There are many other factors that drive bookings but these are a great start. Frankly the biggest challenge right now is the intense demand for homes with investors. Feel free to reach out anytime for creative ideas to identify a home and resort community.
