The game room is a big plus. There are so many options to choose from in Orlando, I feel you can find the B/R count you need at a good price without the extra renovation. Some homes also have a ground floor den which can be a multipurpose TV/guest room.

Hi @Quentin Moore I agree with Carlos. I would look at 4-5 bedroom homes. Right now the larger properties are experiencing lots of problems because they are used by some as party houses, while big family groups aren't traveling long distances for reunions. While the "party guests" can be weaned out, it does cause some extra headaches. I would broaden my search to Kissimmee as well, communities such as Windsor Hills, Windsor Palms, Emerald Island and Encantada. Proximity to Disney means a lot.

Agree this depends highly on the municipality. Our market (Osceola and Polk Counties near Disney) has nearly 65,000 legal vacation rentals which are a crucial part of the local economy and tax base. They are not gong anywhere. On the other hand, I am very familiar with Miami Beach which has experienced the highest fines in the nation - which have been just recently (hopefully) overturned.  What's most important is that the demand from travelers for STRs during the pandemic is through the roof.  Check it out below. With vacation rentals outpacing hotels, it's highly unlikely they will go away and the industry will likely grow and mature further as a result.

@Jessica Morris You can use Dynamic Pricing and other software which will allow you to adjust your pricing to seasonality and demand. If your rates are too high, you lose bookings and visibility on the channels. Too low, and you lose revenue. This type of software will help you find the sweet spot. Good luck!

Our average booking window through June 30 was 29 days. That's lower than normal because we're relying mostly on local travelers. (though we do have some who will drive LONG distances to get here, say from the Midwest)

This just happened!  City of Miami Beach LOST the suit on leveraging exorbitant vacation rental fines. @Adrienne Donato If you are thinking about vacation rental properties, I would suggest looking at older homes in stable vacation rental communities close in to Disney, that can be renovated to a high standard. You'll get the best bang for your investment, with higher rates and occupancies.

Kaseem,

Welcome to Orlando! We are property managers with about 75 homes in Orlando, Kissimmee and Davenport. All communities have their pros and cons but we do find that properties close in to Disney often have the highest ROI. I would suggest taking a look at Windsor Hills, Windsor Palms, Emerald Islands and Encantada. Pool Homes always rent best, especially now when many other options for tourist activities may be limited.

We have software which allows us to analyze by community and create projections for each home based on projected occupancy. Happy to help with projections!
