I just put in a kitchen faucet the other day.  20 minutes.  A handyman is gonna charge you at least 50 bucks.

First time into my rental that I'm evicting a tenant from since I gave here her pay or quit notice.  DAMN!    She's moved out and the house stinks to high heaven.   Even though she's out, I'm going to the eviction hearing next Tuesday.  

Dog turds in the closet.  Mice turds everywhere, rabbit turds in the bedroom.    I just ordered an ozone generator on Amazon, I'll write a review on here in case anyone wonders if they work.  I know they do from prior experience, but that was with big industrial units.

I talked him into signing a release.  As of today, his lease is void.   I told him this was the easiest way out, I would not file the eviction or hold him liable for any damages done to this point.

That depends.   In my area, I focus on c and C+ properties, and the unemployment rate around here is almost always lower than the national rate.  Even when unemployment goes up, these people have to have a place to live, and the jobs that they do are not as affected by a slowing economy.

So, today I posted the 3 day pay or quit on the inside of the door.  I texted him and told him if he would sign a release, I would not move forward with eviction.    He has agreed to sign it tomorrow.   We shall see if he follows through.

Last week I filed an eviction at JP court.  Today I get a letter from National Tenant Network for me to fill out for their database.  They obviously got the info directly from court records because It has my information and the tenants info.   Is this company legit?   I'm happy to fill it out if it's legit and useful to other landlords.

Went by today to repair the doors, both front and back would not latch after being kicked in.  No one home, no utilities on, most of the stuff gone.  While I was putting my tools away, the wife and her mother drove up to get the couch and loveseat.  There was no way those 2 were going to get them out of the house, so I pitched in.  They don't know where the husband is, their is a notice in his mailbox that I could see for the certified letter I sent.   

He must have seen it and isn't going to get it because the wife said he asked her about it.  Too bad he doesn't know my receipt is all the proof I need that it was sent.
