All I can add is that you can maybe get a mostly tax deductible vacation when you go to inspect your property every year.

I don't think an emergency has to be endorsed by any tenant.  What if while driving by you see water pouring out of the front doorway and no one is home?

It's not about being able to kick his ***. 

You want to stay within the law. If you do confront him, which it sounds like you really want to, bring a witness. 

As a landlord, your tenant can cause much more harm to you than you can to him. You stand to lose your rental and your home and future income by beating his ***. 

He will rent the place next door.

Be a business owner, not a referee.

All good advice.   I'm not going to assault him in any way, but I cannot just stand by and let the house be trashed if I can, within my rights, prevent it.

The mother in law has the utilities in her name and has offered to shut them off.   LOL.   I asked her to hold off.

Yeah, I was pretty disappointed by their policy.  This is a town of about 4k and they would not even get involved in the domestic violence.  The wife had to go to the county for help.

That said my lease has a provision that I can enter without notice in order to prevent massive damage to the property. If your lease has something like this, a kicked in door could let in a lot of rain which would cause massive water damage, or let in rodents, or whatever else.

Yeah, I'm a couple of hours shy of the 24hr notice, so I'm going with the emergency clause.

I did manage to get one cop to park a few blocks away for about 10 minutes while I tried to deliver the non renewal.   He said, so he would be close if I called 911.  LOL. They absolutely will not accompany you without a court order.

There was a guy who came around the side of the house and tried to make me leave saying they didn't allow trespassing. He's not on the lease so I shut him up pretty quick.

The lease says 24 hour notice, except in emergencies.     The cops wont even go after I told them this guy threatened to kill his wife and is acting psychotic.   So it's on me.
