@Sieanna Ariel Very nice meeting you as well! Can you drop some book recommendations? I am still learning how to analyze properties in Chicago. Do you plan on using a conventional loan or FHA? I'm so happy you believe in sharing knowledge and not hiding best practices! I totally agree. I am trying to learn all of the landlord tenants laws, securing a good team, and perhaps obtaining my leasing agent license.

Also, do you know where I can the Illinois landlord-tenant laws? I've been searching for a few hours and I have yet to find a website that provides ALL of the rules/responsibilities. I checked HUD, City hall website, and bigger pockets. Is Nolo a credible website?

Hello Kevin!
Did you purchase all of your books from BP or other websites? Could you perhaps drop a link? I don't want to hire a PM for my first rental property. I want to truly understand all aspects of the business before outsourcing everything to a company. It's not a requirement to obtain a leasing agent license in Chicago either, but I need to become more knowledgeable about the fair housing laws, property management 101, ownership/title, etc. My goal is to purchase a buy & hold property - specifically a small residential multi-unit building (2-4 units) or even a condo.
However, there are not many good deals on Redfin or Zillow.
