I am currently getting a HELOC on my property and the appraiser the lender is using is Nations Valuation Services I was wondering if anyone had dealt with them before? I've only heard one review on them and it wasn't good.

I am in need of an investor friendly CPA in southern New Hampshire. I'm am based out of Derry and am looking to file the paperwork to open my first LLC.

Hello everyone,

I've tried getting conventional financing, but my DTI is to high due to me taking a lose on my rental property last year. So I have got approved by a hard money lender and I was wondering how hard it would be or what obstacles I will be facing; to do the cash out refinance when I am done with the property while having a high DTI ratio. What are some of your experiences and what should I look into or questions to ask before I get into a crunch time deal.

@Supada L. My response to fixing the driveway; that is something that absolutely needs to be done. I would look into asphalt that is usually a cheaper option and lasts. The bigger concern I had with your comment is the PM has turned your cash flow negative due to minor repairs. Are you getting notified when a repair is requested? I also would put in every lease agreement that there is a $100 deposit every time a specialty contractor is called. This makes your tenant think twice about calling and requesting very minor things.

@Remington Lyman I will definitely reach out to Chris Wharton thank you. Do you recommend any property managers that cover Cleveland or Columbus. I narrowed down my search to those two cities do you only two pieces left I need are a contractor and a property manager. I would love to hear your recommendations on either if you have any Or know someone I can talk to about it.

Hey everyone,

I am in need of help has anyone used the lender "Lower" I have been approved with them for a HELOC at 95% LTV. I wanted to see if anyone had experience with this lender. They are making me refi to have the mortgage under them as well as the second mortgage to make everything easier. To take out $61k it would only cost me $100k/month. With closing cost all rolled into the loan.

Just looking for a reference..

What had been the best LTV % you have seen for HELOCs? I seen a 95% but it was from a website called "Lower" can anyone vouch for them or have experience with them. I tried PENFED they give 90% LTV. Just looking for some insight. Thanx everyone

Have you heard of a website called "Lower"? I googled best HELOC and that came up with a 95% LTV on primary homes. I started the application but figured I should wait until I did more research on this website. So if anyone can confirm this site to be legit I would love to hear from you.

@Young Park I have been looking to try to take a HELOC out on my investment property and can't find a lender that has a better than 80%LTV for investments. I know PENFED has a 90%LTV on primary which is great unfortunately my investment is worth about $100k more than my primary. The search continues
