@Joshua, you know....you made an excellent point.
I just seen a deal come by from a wholesaler in Milwaukee. I forgot the numbers but since I have MLS access I checked and his ARV was WAAY off. This isn't used car sales guys...
And there is absolutely nothing wrong with having or getting a license I just never needed to for reasons I mentioned earlier.
It's not that hard, get a transactional lender (can't give away names so..) focus on negotiation skills to increase profits even if they take 1-2% off top.
As far as assignments go I just do it when the spread is too low to justify using my lender, which isn't too often because I'm like a 8.5 out 10 as a negotiator, My partner think I'm A 7 lol.

Let me get on a podcast I'll keep it real... Wholesaling is hard, I only closed 14 deals in the past 12 months it's my first year, average deal net is about $11,800. I don't have the energy or good looks tom has but I'm honest!

I'm joining your program (can I even say that on BP?). I wanna be "freakin' gorilla" too, 6 figures aint enough.
Not trying to kiss a** but I pretty much got the whole "being brutally honest with the seller" thing from you. BTW, we wholesale because for some odd reason no one else is really doing it in Wisconsin and you've been dropping like 92 podcasts a day so we didn't join yet to learn how to do what you do.

@David my goal is to put myself into a position where I can help people get started in this business, not some "Ra-Ra" "Think your way into a million dollar" guru type but maybe just a mentor for a few dozen people, can't wait to see where this goes.

Also I was fortunate to meet a private lender through my agent partner, that accelerated everything 11 deals came after that, so when I say "wholesale" I mean I'm literally closing on them most of the time, and reselling, so when people go around saying THAT is a shady business tactic it blows my mind.

@Mike I bet you net more than as an agent I just started about a year ago and was lucky I had an agent help explain and go over contracts and comps with me, I don't wanna argue with the big dogs.
14 deals in, I honestly do believe jealousy has a lot to do with assignments being illegal in some states.
My comment about the annual salary in one deal came from a personal experience, when a deal fell through because I was dumb newbie who thought he could wholesale off the MLS.
