Build your buyers list first, at least get 3-5 people and a general understanding of what buyers in your target area are looking for.

The first step is to learn WHY she is selling, often times it's about more than just price.
Do not and I repeat do not go into with some spiel about you being an investor and grilling her with questions.. build rapport, find the motivation first.

I agree, try to raise private money, to do so you'd have to put together a packet going over all the financials of the deal as well as break down how investors would get paid, risks, etc.
It may not work the first time and if this deal goes well the next time you try, investors will be more willing to invest, because you'll have a track record.
Also, negotiate with the lender to reduce the payment and let them know you plan on doing more business with them in the future.
Everything is negotiable.

I'd use 70% ARV not 65. The 70% rule adds a buffer for holding costs, selling costs, etc. You're subtracting way too much. At $100,000 (if all the numbers are right) you could wholesale for around $112,000.
That 30-35% Investor discount is very important to understand.
