South Bend IN!  Home of Notre Dame University.  We have seriously affordable houses (anywhere from low teens and up) and returns well into the 20 percents!

I recommend an attorney named Andrea Tobin, she is in South Bend IN.

@Ray Jansma Real Estate is looking good over here.  We have so much happening in South Bend!  Our Mayor has done wonders for the city in terms of creating what he calls a new economy in South Bend with the help of Notre Dame University and many more big investors.  They are putting up new research facilities and creating high paying jobs for Grads giving them the incentive to stay here.  Downtown is booming as well with the renaissance district going up as well as several buildings including the Chase tower being converted into apartments.  So much of Downtown is being revitalized, it's incredible!  Not to mention that the city and the Mayor in particular has been seriously working on making the "bad" neighborhoods better by demolishing condemned houses and making them into parks and unity gardens, as well as remodeling houses that were previously falling apart (1000 houses in 1000 days is the name of the project).  We also have Northwest Neighborhoods that has been doing a ton of work in those neighborhoods as well.  The goal is to create a high demand for housing in the neighborhoods close to downtown as that is where "Ignition Park" is being built (the research facility).  Once all is said and done, we are projecting higher rents for those areas pushing bad tenants out and giving landlords more control.  It's honestly pretty cool to see all of these things happening and to be a part of it all!

@Ray JansmaI am not familiar with Hammond but if you ever decide to venture into the South Bend area let me know!  I would be happy to help.  My advice for you is to have someone with boots on the ground to help you out as you have a full time job already, that is until you are able to quit and focus just on your real estate venture.  Good luck!!!

@Jennifer Smith  I agree with Troy ^^

Professional, local management makes all of those situations easier to deal with as they are trained for just that.  I believe that using a local expert as a partner leads to a lower barrier to entry and faster diversification because of the deals you can take advantage of.  There are definitely gems to be found and having a someone in the area to advocate / boots on the ground makes all the difference in these situations.  My team is out of South Bend IN and we mainly deal with NW Indiana.  Let me know if there is anything we can help you with!

@Lenny B.  When you come to Chicago if you decide to make the trip to Northwest Indiana, I would love to show you around the South Bend area!  We've got some seriously great deals in this area and a lot of projects have been happening to redevelop South Bend with the collaboration of Notre Dame University as well as some other major investors.
